A 2.6-month stock figure suggests a balanced-to-active market, but the neighborhood spread is the real story. Buyers in faster districts have less negotiating time, while sellers in slower premium areas may need more patience. INGAR’s June index put the median apartment price in Montevideo at about USD2,561 per square metre. Golf led at roughly USD4,045, followed by Puerto Buceo and Villa Biarritz, while Piedras Blancas, Cerro and Colon were much more affordable. That spread gives both investors and owner-occupiers multiple market layers inside one city.

The same index estimated a median gross apartment yield of 6.0%, with Piedras Blancas much higher at 11.8% gross.
